Why do I need a pre-approval before
I start looking for a house to purchase?

The purpose of a preapproval is to determine what price range you should be considering.  The lender will check your income to debt ratio along with your credit score and other supporting information to help make that determination. You should then sit down with a Realtor, go over closing costs and establish your plan for your investment.
